Sarum Systems designs, installs and maintains fire alarms across Colchester, with much of our work in shared houses, student lets and HMOs, alongside town centre shops and offices, care homes and units on Severalls Business Park. We fit Apollo detection, use Kentec and Advanced panels on commercial jobs, and take over systems other companies installed. Landlords get a system graded to BS 5839-6 and a straight answer on what their licence or risk assessment needs. Surveys are free, and maintained systems get an engineer within three hours of a fault.
HD & 4K camera systems with remote viewing, recording and smart motion alerts.
Wired & wireless intruder alarms, monitored and app-connected, fitted to BS EN 50131.
Keypad, fob and door-entry systems that control exactly who goes where.
Fire detection and alarm systems designed, installed and serviced to BS 5839.
Colchester has a large private rented market, driven partly by the University of Essex at Wivenhoe Park and partly by Colchester General Hospital on Turner Road, and plenty of family houses have become shared homes. The council runs mandatory HMO licensing only, covering properties with five or more people forming two or more households and sharing facilities, with no additional or selective scheme. So many three and four bedroom shared houses sit outside licensing, yet still need fire detection suited to the risk, and the common parts of any HMO fall under the Fire Safety Order. In the town centre, the Dutch Quarter holds Tudor period buildings, many now flats or let by the room, where fire spreads through hidden voids and cable routes are hard to find. Severalls Business Park is a different job: modern offices and units with addressable systems that need keeping right. Fire safety in Colchester is enforced by Essex County Fire and Rescue Service, and we design and document every system so it stands up to their inspection.
For a typical Colchester shared house over two or three storeys, the usual starting point is a BS 5839-6 system to Grade D1, mains powered detectors with a sealed battery, at LD2 coverage: interlinked smoke detection on the escape route and in the living room, with heat detection in the kitchen. Larger HMOs, especially with bedsits or more storeys, often step up to a Grade A system with a control panel. Your fire risk assessment and, where licensed, the council's conditions decide which. Turnover is the practical problem. Student houses change occupants every summer, detectors get covered or taken down, and nobody tests anything. We build a full check into the changeover, so the house goes to the next group with every detector working.
